Seems to be a good deal.

The free memory is about $58 of value.

The price you pay for a z77 board is $119.99 - $10 MIR= $109.99 + 5.67shipping + tax.

So the MB alone comes out to $52 + 5.67shipping + tax.

Some downsides, i see are if you are just looking for MB, it is not for you.

Also, the memory is one stick not a pair.

Overall seems to be a good deal for MB + memory.
